How to Get the Short-Term Rental Registration Number in Spain (2025 Law)
Starting July 2025, all properties in Spain offered as tourist or temporary rentals will be required to have a Short-Term Rental Agreement Number (NRA). This new legal requirement applies to private individuals and companies renting out properties for less than 12 months or for stays under 31 days through online platforms arranging the rental process.
What is the Short-Term Rental Agreement Number?
The NRA is a unique registration code that properties must display to be listed and rent out on platforms like Airbnb, Booking, or VRBO. This number is mandatory and complements other existing legal requirements (such as a tourist license or occupancy certificate).
Without this number, rental listings will be removed or blocked by online platforms, as required by Spain’s new housing regulations.
Who needs to obtain it?
- Owners of properties already holding a tourist license.
- Landlords renting out properties temporarily (under 12 months), even if the property is not classified as "touristic".
- Rural homes, tourist apartments, and room rentals.
